Rental Requirements

What are some of the criteria for leasing a home?
- Gross Monthly Income: 3 times the monthly rent.
- Credit Score: Minimum of 620, no open bankruptcies, payment history, and collection accounts will be reviewed.
- Rental History: Previous landlords will be contacted. No evictions, landlord debt, or dispossessions have been filed in the last two years.
- Criminal History: No felonies within the last 10 years. No family violence, felony drug charges, or sex offenders.
- Pet Screening Profile: We use the third-party service "Pet Screening". EVERYONE must complete a Pet Profile or a No Pet Profile. Those who qualify can request an accommodation for an assistance animal. Visit WCM Pet Screening to get started.

What is the required “proof of income” for applicants?
- W2 Employees: 3 consecutive check stubs from the most recent month or a job offer letter.
- Military: Current LES.
- 1099 Employees: 2 full-year tax returns from the most recent years. 3 consecutive bank account summaries from the most recent months.
- SSA: Current award letter
- Child Support: Official court order and current bank statement

Who must apply to lease a home?
All individuals over the age of 18 that will reside in the home more than 7 days a month are required to complete an application

How do I apply?
- From our website's home page, click the 3 green lines in the top left corner. Then click "Availability." This will take you to the available and upcoming homes.
- Click on the Apply Now button at the bottom of the home of your choice.
- Fill in all sections of the application and click Submit. You will then receive an email with a link to upload supporting documentation. The application can not be processed if all documentation is not submitted.
- Visit WCM Pet Screening to create a pet screening profile. We use Pet Screening, a third-party screening service, and require EVERYONE to complete a Pet Profile, a No-Pet Profile, or request accommodation for an assistance animal.
- After you complete your application and provide supporting documents, a member of the WCM team will contact you within 24 hours.

How much is the application fee?
The non-refundable application fee is $45 per applicant 18 years or older.
Pet owners must pay a $25 fee per pet to create a required Profile at WCM Pet Screening. Non-pet owners, ESA, and Service Animal owners will not be charged for creating a required Profile.

Do you accept Section 8 vouchers?
Unfortunately, West Chatham Management does not accept Section 8 vouchers on any of the homes we manage.

Does WCM allow smoking inside of the homes?
Smoking is prohibited inside any of our homes or garages.

What utilities are the residents responsible for paying?
- Water, trash, & sewage through the City of Port Wentworth or the City of Pooler
- Electricity through Georgia Power
- Phone & Cable are optional

What are Customizable Items?
WCM allows Tenants to customize certain items in the home by installing garage door openers, security systems, and/or ceiling fans. The tenant pays for the installation and adds a deposit for possible damage left after removal.

Am I responsible for maintaining my lawn?
No, WCM provides lawn maintenance as an excellent service in your FREE Care Package! Our contractor handles cutting the lawns, pruning the shrubbery, edging, weed eating, etc., and scheduling the irrigation. Our goal is to provide you with a well-manicured lawn without any hassles!
All homes have a sprinkler system to ensure the lawns remain lush and green. Residents cannot tamper with or unplug the sprinkler system; if they do, they will be charged a fee per occurrence. Residents may experience higher water bills during the spring and summer months.

Will there be access to neighborhood amenities?
There are no neighborhood amenities.

When is Rent Due?
Rent is due on the 1st, no matter what day of the month you move in.

What is your late fee policy?
Your Late Fee will equal 10% of your rent amount. Late Fees are automatically applied to your Tenant Ledger.

What forms of payments do you accept?
- WCM only accepts electronic payments (ACH) for monthly rent.
- Certified funds are required for the Hold Fee, Security Deposit, 1st Month’s Rent and Pet Fees
Security Deposits

What is the required security deposit?
- The Security Deposit is equal to one month’s rent.
- Reduced Security deposit for active military and Veterans who qualify. Must have current military ID.

What is required to hold the home until I am ready to move?
- Once your application has been approved, you must sign a lease and pay a Nonrefundable Holding Fee equal to ½ the deposit. Once this is paid, we can take the property off the market and it hold it until your move-in date.
- Homes may be held for up to 15 days, depending on availability.

I am an active-duty service member. What happens if I have to PCS?
- West Chatham Management, Inc. honors the Civil Service Members Relief Act, Title III, Section 305.
- Certified PCS orders are required and will be verified by WCM.
- A soldier must provide a written 30-day notice to vacate on or before the first day of the month.

Are there any restrictions on dog breeds?
No, WCM has no breed restrictions; however, we use Pet Screening, a third-party screening service, and require EVERYONE to complete a Pet Profile, a No Pet profile, or request accommodations for an assistance animal.

How many animals are allowed?
Hunt Club Townhomes or Sea Oats homes do not allow pets. All other homes and townhomes allow for two animals per household. These limits include pets, ESA, and service animals.

What is Pet Fee and Pet Rent for animals?
- Non-Refundable Pet Fee: Based on WCM Pet Screening FIDO Score
- Pet Rent: Based on WCM Pet Screening FIDO Score
- Service & ES Animals: Fees & Rent above are waived with WCM Pet Screening approval.
